The Beaufort County Register of Deeds is designated by Section 30-5-10 of the South Carolina Code as the official recording office for real property documents in Beaufort County. Every document received is scanned, indexed, and stored as part of the county's permanent land records. The office provides both in-person service and online search access through its Cloud Search portal.

Searching Beaufort County Property Records Online
The Beaufort County Register of Deeds provides online search access through the Cloud Search system at beaufort.sc.publicsearch.us. This system covers documents recorded since 1979. Registration is required to use the Cloud Search site. Once registered, you can search by party name, document type, recording date, or parcel reference to find recorded instruments and view scanned document images.

Beaufort County also participates in electronic recording through three authorized partners: Simplifile, eRecording Partners Network, and CSC Global. These services allow attorneys and title companies to submit documents electronically rather than in person, which can speed the recording process significantly for high-volume users.
Note: Users who previously subscribed to the county's fraud alert service must re-register on the new Neumo platform. The county's fraud alert system notifies property owners when documents are recorded affecting their property, offering an early warning against fraudulent activity.
Property Documents Recorded in Beaufort County
The Beaufort County Register of Deeds records a full range of real property instruments. Deeds transfer ownership between parties. Mortgages and leases secure real property as collateral. Plats of all sizes document parcel boundaries as established by licensed surveyors. Easements and right-of-way grants affect how land may be used or accessed. All of these instruments become part of the county's permanent land record upon filing.
The Register of Deeds also records mortgage assignments, transfers, and partial releases. Mechanic's liens under South Carolina Code Title 29 must conform to specific statutory requirements for release or substitution. Effective November 1, 2019, South Carolina state tax liens are no longer filed at the county level. Researchers must check the State Online Registry at dor.sc.gov/LienRegistry for state tax liens. U.S. Internal Revenue Service liens continue to be filed at the county level. Effective July 1, 2001, only UCC filings secured by real estate may be filed with the county Register of Deeds; all other UCC filings go to the Secretary of State.
Beaufort County Recording Requirements and Fees
Beaufort County has detailed recording requirements established by both state law and local practice. Under Section 30-5-30, every instrument must be acknowledged or proved before recording. Original signatures with two witnesses are required. Acknowledgment or probate of the instrument is required. Notarization is required. An Affidavit of True Consideration is required for any deed conveying property where state and local recording fees apply.
Section 30-5-35 mandates a derivation clause in all deeds and mortgages (except Quit Claim Deeds). The Tax District, Map, and Parcel number are required on all deeds and plats. The grantee's mailing address must appear on every deed. A "Return to" name and address must be included on all documents. Property described in the document must be within Beaufort County, and all documents must be legible.
Recording fees in Beaufort County are structured as follows: plats of all sizes cost $25.00 per page; mortgages, leases, easements, and rights of way have a flat fee of $25.00; assignments of mortgages and leases are $25.00 flat; deeds cost $15.00 for the first page and $5.00 for each additional page. The minimum per request is $5.00. Copies cost $0.50 per page. Certification adds $1.00 per document. The state deed recording fee from SCDOR is $1.85 per $500 of stated property value and applies on top of the base recording fees.
Mortgage-related documents including assignments, transfers, partial releases, and subordinations must meet the same requirements as the original mortgage and must indicate the date, book, and page number of the affected mortgage.
Beaufort County Property Assessment
The Beaufort County Assessor's Office appraises and revalues all real property in the county once every five years. The office also revalues property the year following a property sale, non-exempt ownership transfer, or new construction. This means buyers in Beaufort County should expect a revaluation notice in the tax year after purchase. The office keeps records for all real property including descriptions, ownership history, sales data, and location information. Public computer access to current assessment data is available through the county's website.
Assessment ratios under Title 12, Chapter 37 of South Carolina law are 4% for owner-occupied primary residences and qualifying agricultural land, and 6% for all other real property. The Beaufort County Assessor administers applications for the 4% Primary Resident Special Assessment, Legal Residency Special Assessment (4%), Agricultural Use classification, and the Builder Unsold/Unoccupied Single Family Residential tax exemption. The office also handles Assessable Transfer of Interest (ATI) valuations for properties that have transferred.
Act 388 of 2006 limits increases in taxable value to 15% between reassessment cycles for properties that do not transfer. When a property sells in a qualifying transaction, the ATI rule applies and the property is assessed at full market value for the following year.
