Recording Requirements for Hilton Head Island Properties
Documents recorded for Hilton Head Island properties must meet Beaufort County's specific requirements. All documents must include a "Return to" name and address. Property must be within Beaufort County limits. Documents must be legible. Beaufort County's recording fees for specific document types are: plats at $25 per page; mortgages, leases, easements, and right-of-way documents at $25 flat; deeds at $15 for the first page and $5 for each additional page.
Deeds submitted for recording in Beaufort County must include an Affidavit of True Consideration. The tax district, map number, and parcel number must be shown on all deeds and plats. The Beaufort County Assessor determines the value of all real property on Hilton Head Island for tax purposes. South Carolina law under S.C.
